We have over 25 years experience in the property and construction industry, and have knowledge and expertise to provide a variety of chartered building surveying services and building consultancy services to the residential, commercial and insurance sectors throughout the UK.

Our Director has been a member of the Royal Institution of Chartered Surveyors (RICS) since 2007 and is also an APC Assessor on behalf of RICS.

ARS (London) Ltd can manage and resolve building claims for Insurers, loss adjusters, policyholders and their advisors. We specialise in the HNW market and historic built environment and we often engage on complex claims that require robust project management and accurate financial control.

Our Director holds a BDMA Insurance technician qualification and is a Chartered Building Surveyor member of RICS. He has many years experience dealing with and managing building insurance losses.

INSURANCE VALUATIONS
​
It is important that your building is adequately insured whilst not being over insured. We regularly undertake reinstatement cost assessments throughout the UK to provide a day one sum insured for insurance purposes. Our assessments are detailed and thorough, taking into consideration external and environmental factors as well as special features and building services installations - all of which have a considerable affect on the insurance valuation.

SCHEDULE OF CONDITIONS
We offer full building surveys for residential, commercial and industrial buildings. Our report is presented with repair, maintenance and running costs of the building for a period of up to 20 years from purchase. ARS (London) Ltd also offer a verbal report within 24 hours of inspection, conferring with solicitor and conveyancer if required.

We have the knowledge and expertise to report on period properties and listed buildings.
Our building pathology services cover the insurance, residential and commercial sectors. We take a measured and scientific approach to our building pathology inspections. We report in such a way that the end user is fully understanding and aware of the defects and building issues that are reported on site and importantly the cause and cost to rectify.
We can provide detailed and prescriptive written / photographic schedules of condition. A schedule of condition is carried out to determine the exact condition of the building and its main elements at the date of inspection. It is important to accurately record the condition of a building so that there is a benchmark for the property and its state of repair and records of defects at a given date.

A schedule of condition is particularly important for both landlord and tenant when entering into new lease agreements or negotiating a lease renewal.
Thermal Imaging (also known as 'Infrared Thermography) uses heat sensitive cameras to detect subtle differences in temperatures.

PARTY WALL
We have expert knowledge and understanding of the Party Wall etc. Act 1996 having acted as party wall surveyor for building owner(s), adjoining owner(s) and as agreed surveyor for nearly 25 years in England and Wales. We have made legal representation for Insurers and to County Courts and Tribunal, where we have offered our expert advice to resolve neighbourly disputes and party wall matters.

PRINCIPLE DESIGNER

At ARS (London) Ltd we can act as project manager and contract administrator for residential and commercial projects up to a value of £2M.

We produce specification of works in line with your requirements and oversee a competitive tendering process to ensure value for money. We are experienced in acting as contract administrator to ensure project delivery within programme and budget whilst maintaining a high standard of finish on site.
Under CDM Regulations 2015 the role of CDM coordinator has been replaced with that of Principal Designer. At ARS (London) Ltd we can fulfill the role of Principal Designer and we have experience in managing the health, safety and welfare of construction projects.

We have an understanding of how health and safety is managed during the design process and maintain a robust validation process during the construction and development period. Our assessment reports are specific to the type and nature of the project that we are appointed on.
DILAPIDATIONS
We can assist clients in dilapidation matters throughout the UK, successfully settling any landlord or tenant disputes with specialist technical advice, financial assessments and negotiation. Whether a landlord or tenant/leaseholder, we have many years experience in resolving dilapidation claims and disputes.

HERITAGE CONSULTANCY

LICENCE TO ALTER
A licence is a form of permission, a legally enforceable document, which is granted by a landlord to a tenant enabling the latter to exercise a right within a formal lease agreement.

Our role includes the monitoring and validating of all necessary handover documentation, such as the health and safety file, as built drawings, legal and statutory paperwork, operation and maintenance manuals, warranties and associated certificates.
